Bathroom remodeling is the second most common interior renovation in the Chicago suburbs — and the one where scope creep is the most dangerous. A project that starts as a simple vanity swap can turn into a full gut renovation once the contractor opens the walls and finds moisture damage, outdated plumbing, or inadequate ventilation.

This guide gives you realistic cost ranges for bathroom remodels in the Chicagoland market so you can plan accordingly.

Bathroom Remodel Tiers

Powder Room Refresh: $5,000–$15,000

A half-bath or powder room is the smallest bathroom project and the one with the most predictable cost. The typical scope is a new vanity, a new faucet, a new toilet, fresh paint, updated lighting, and possibly new flooring. No shower or tub means no waterproofing complexity.

Timeline is 1 to 2 weeks, and permits are usually not required unless you're moving plumbing or doing electrical work beyond a fixture swap.

Standard Bathroom Remodel: $15,000–$45,000

A standard remodel updates all finishes and fixtures in a full bathroom — including the shower or tub — without changing the layout. The plumbing stays where it is, but everything visible gets replaced.

Typical scope includes tile flooring, a new vanity and countertop, a new toilet, a shower or tub surround (tile or solid surface), updated plumbing fixtures, lighting, ventilation fan, and paint. If the existing shower is a prefabricated insert, replacing it with a tiled shower is one of the most common upgrades in this tier.

This is where most homeowners in DuPage and Cook County land. The timeline runs 3 to 6 weeks, and permits are typically required for any plumbing or electrical work.

Master Bath Gut Renovation: $45,000–$100,000+

A gut renovation takes the bathroom down to the studs and rebuilds everything. This is the tier where you can convert a tub to a walk-in shower, add a freestanding soaking tub, install heated floors, create a double vanity from a single, or expand the footprint by borrowing space from an adjacent closet or bedroom.

In the western suburbs, master bath renovations are especially common in homes built in the 1980s and 1990s where the original builder-grade bathrooms no longer match the rest of the home. Elmhurst, Naperville, and Barrington Hills have large inventories of these homes.

Permitting is always required. Timeline runs 6 to 10 weeks including planning, demolition, rough-in, tile, and finish work.

The Cost Drivers

Tile (25–35% of a Full Remodel)

Tile is to a bathroom what cabinets are to a kitchen — the dominant material cost and the primary design element. The range is enormous:

Ceramic tile runs $3 to $10 per square foot for materials. It's durable, water-resistant, and available in thousands of styles. For most bathroom floors and simple tub surrounds, ceramic is a strong value choice.

Porcelain tile runs $5 to $15 per square foot. Denser and more water-resistant than ceramic, porcelain is the standard for shower floors and walls. Large-format porcelain tiles (24x48 and larger) are currently the most requested format in the Chicago market — they create a clean, modern look with minimal grout lines.

Natural stone (marble, travertine, slate) runs $10 to $50+ per square foot. Beautiful but requires sealing and more careful maintenance. Marble is the prestige choice for master baths in Hinsdale, Winnetka, and the North Shore suburbs.

The labor cost for tile installation is often equal to or greater than the material cost. A skilled tile setter in the Chicagoland market charges $8 to $15 per square foot for installation, depending on the pattern complexity and tile size. A fully tiled walk-in shower with a bench, niche, and linear drain can run $5,000 to $12,000 for tile and labor alone.

Waterproofing

This is the part homeowners don't see and contractors shouldn't cut corners on. Every shower and tub surround needs a continuous waterproof membrane behind the tile — typically Kerdi, RedGard, or a similar system. The membrane prevents moisture from reaching the wall framing, which is the #1 cause of bathroom remodel failures.

A stock vanity from a home center runs $300 to $1,500. A semi-custom vanity with a stone top runs $1,500 to $5,000. A fully custom vanity — built to fit an awkward space or match a specific design — runs $3,000 to $10,000+.

Double vanities are one of the most requested upgrades in master bath remodels. If the existing bathroom has a single vanity, adding a second requires extending the plumbing — typically $2,000 to $4,000 for the rough-in.

Plumbing Fixture Quality

The difference between a $150 faucet and a $600 faucet is mostly about finish durability and valve quality, not appearance. High-quality fixtures from brands like Kohler, Delta, and Moen will last 15 to 20 years with minimal maintenance. Budget fixtures often need replacement within 5 to 7 years.

For showers, the trend in the Chicago suburbs is toward larger shower heads (rain heads), handheld sprays, and body jets. A multi-head shower system runs $1,000 to $3,000 for the fixtures alone, plus additional plumbing rough-in.

Heated Floors

Radiant floor heating is one of the highest-satisfaction upgrades in a bathroom remodel. The material cost is modest — electric radiant mats run $8 to $15 per square foot — and installation adds $1,000 to $2,500 to a typical bathroom. The main requirement is a dedicated electrical circuit, which your electrician can add during the rough-in phase.
