Fall is the season to take stock and get ahead of winter, because once snow and ice settle in, small problems you could have fixed in an afternoon become the kind that leak through your ceiling in January.

This checklist walks through what every Chicagoland homeowner should look at before winter — what you can do from the ground yourself, and what's worth a professional set of eyes. Work through it now, while the weather still cooperates.

Why Fall Maintenance Matters More in the Midwest

Chicago-area winters are uniquely hard on roofs. It's not just the cold — it's the freeze/thaw cycle. Water works its way into a small crack, freezes, expands, and widens the gap. Repeat that dozens of times over a winter and a minor vulnerability becomes an active leak. Add ice dams, heavy wet snow, and winter wind, and the roof that looked "fine" in October can fail badly by February.

The goal of fall maintenance is simple: find and close those vulnerabilities while it's still easy to work up there.

The Exterior Checklist

You can do a first pass on most of this from the ground with a pair of binoculars — no ladder required.

Shingles

• Missing, cracked, curling, or buckling shingles
• Bare patches where granules have worn away
• Granule buildup in gutters and at downspout outlets — a sign of aging or storm wear

Flashing and penetrations

• Loose or lifted flashing around chimneys, skylights, and vent pipes
• Cracked or dried-out sealant at roof penetrations
• Gaps where the roof meets walls or dormers

Gutters and downspouts

• Clear out leaves and debris — ideally after the trees have dropped, but before the first freeze
• Check that gutters are secure and pitched to drain, not sagging
• Make sure downspouts carry water at least a few feet away from the foundation

Siding and trim

• Cracks, gaps, or loose boards where water and cold air can get in
• Failed caulk around windows and doors
• Any spots where siding meets the roofline that look worn or open

Trees

• Trim branches that overhang or touch the roof — they trap moisture, drop debris, and become a hazard under snow and ice load

The Attic Checklist — The Part Most Homeowners Skip

Your attic tells you more about your roof's health than the shingles do. On a bright day, head up with a flashlight and look for:

• Daylight coming through the roof boards where there shouldn't be any
• Water stains or streaks on the underside of the decking or on the rafters
• Damp, matted, or compressed insulation
• Signs of poor ventilation — frost on the underside of the roof deck in cold weather, or a musty, stuffy feel

Catching a small stain in the attic in October is a very different situation than discovering the leak that caused it after it has soaked through your bedroom ceiling.

What to Leave to a Professional

Some of this checklist is genuinely DIY. Some of it isn't — and the difference matters, because a fall on a roof and a missed problem both get expensive fast. Bring in a certified contractor for:

• Walking the roof. Bruised or fractured shingles from summer hail often aren't visible from the ground, and getting up there safely takes the right equipment and experience.
• Flashing and sealant repairs. These are the most common entry points for winter leaks and need to be done correctly.
• Ventilation and insulation assessment. Poor attic ventilation is a leading cause of ice dams and premature roof aging.
• Any storm-damage claim. If you suspect this year's storms did damage, a documented professional inspection strengthens an insurance claim — and the clock on filing runs from the date of the storm.

One quick word of caution: if a contractor shows up at your door uninvited after a fall storm and pressures you to sign on the spot, decline — no matter the price. A trustworthy local contractor gives you a written scope and the time to decide.

Handle the Small Stuff Now, Not in February

Fall maintenance isn't glamorous, but it's the cheapest insurance you'll buy all year. A cleared gutter, a re-sealed flashing joint, and a properly ventilated attic can be the difference between a quiet winter and an emergency call during the first big storm.
