Why Roof Maintenance Matters More in Illinois

Chicagoland's climate is one of the most demanding in the country for roofing systems. Summers bring severe hailstorms and high winds. Fall loads gutters with leaves. Winter creates ice dams and thermal shock. Spring brings freeze-thaw cycles that work moisture into every small crack. A proactive maintenance routine can add 5–10 years to a roof's lifespan and prevent the interior water damage that follows a neglected leak.

This checklist covers what to inspect each season and what to watch for year-round.


Spring Checklist (April–May)

Spring is the most important inspection season — you're assessing winter damage and preparing for summer storm season.

From the ground (binoculars help):

  • Look for missing, cracked, curled, or buckled shingles
  • Check ridge caps for gaps or displaced sections
  • Inspect visible flashing around chimneys, skylights, and vents for lifted edges or separation
  • Look for dark staining that suggests algae growth
  • Check for sagging areas that indicate potential decking damage below

Gutters and drainage:

  • Clean out winter debris — leaves, twigs, granules that washed off shingles
  • Check gutter slope — water should drain toward downspouts, not pool
  • Inspect fascia boards behind gutters for rot or pulling
  • Confirm downspouts extend at least 4 feet from the foundation

Attic inspection:

  • Look for water stains on rafters or sheathing from winter ice damming
  • Check insulation for wet spots or compression (indicates past or current leak)
  • Confirm soffit vents are clear — unblock any that were covered for winter
  • Look for daylight through the roof deck (if visible, call a contractor immediately)

Summer Checklist (June–August)

Summer's job is storm prep and post-storm assessment.

Before storm season:

  • Trim tree branches within 10 feet of the roof surface — limbs are the leading cause of non-storm mechanical damage
  • Check all pipe boots (plumbing vent flashings) for cracking — rubber degrades in UV exposure
  • Confirm attic ventilation is functioning — excessive heat buildup accelerates shingle aging

After any significant storm (hail, high winds, or straight-line winds above 50 mph):

  • Walk the perimeter and look for shingles on the ground
  • Check metal surfaces — gutters, HVAC covers, garage doors — for dents (hail indicator)
  • Look for granules in gutters and downspout discharge areas
  • Call a GAF Master Elite contractor for a professional inspection before contacting your insurance company

Important: In Illinois, you typically have 1–2 years from a storm event to file a hail damage claim. Don't wait. A professional inspection documents the damage before it worsens and while the claim window is open.


Fall Checklist (September–November)

Fall is about preparing the roof and drainage system for winter.

October is the critical month:

  • Clean gutters thoroughly after leaves fall — clogged gutters cause ice dams
  • Install gutter guards if recurring clogging is an issue
  • Inspect and clear downspouts — run a hose through to confirm flow
  • Check flashing sealants around chimney, skylights, and vents before freeze-up
  • Look for any shingles that lifted during summer storms and reseal lifted edges

Chimney and penetrations:

  • Inspect chimney cap and crown — cracks in the crown allow water directly into the chimney structure
  • Check the mortar joints of masonry chimneys for gaps or erosion
  • Confirm all pipe boots are sealed — fall is the last chance before freezing temperatures

Winter Checklist (December–March)

Direct roof access is typically unsafe in winter, but there's plenty you can do from inside and around the perimeter.

Ice dam prevention:

  • After heavy snowfall, use a roof rake (from the ground) to clear snow from the bottom 3–4 feet of the roof
  • Never use a metal rake on shingles — use plastic or rubber-edged tools
  • Check attic temperature after cold snaps — it should be close to outdoor temperature; if it's warm, you have an insulation or ventilation problem that will cause ice dams

Signs of ice damming inside:

  • Water stains appearing at the tops of exterior walls
  • Staining around window frames on upper floors
  • Dripping from light fixtures after a warm spell following cold weather

After ice events:

  • Never try to chip ice off the roof — you'll damage shingles
  • Calcium chloride ice melt in a stocking laid across an ice dam can create a melt channel; avoid rock salt (damages vegetation and gutters)

Year-Round Maintenance

  • Check attic monthly in older homes — look for new staining after any major weather event
  • Photograph your roof from the ground — a dated photo library helps document condition for insurance purposes
  • Keep a maintenance log — record every inspection, repair, and storm event with dates

When to Call a Professional

Any of the following warrant a professional inspection rather than DIY assessment:

  • You've spotted granule loss in gutters after a storm
  • There's a visible water stain on your ceiling
  • The roof is 15+ years old and hasn't been inspected
  • You experienced hail or winds above 60 mph
